Why Stucco Walls Crack in Colorado Springs

Stucco is strong but rigid, so when the structure behind it moves, the finish cracks. Common causes we see on Colorado Springs homes:

  • Settling and expansive soils. Many neighborhoods along the Front Range sit on clay soils that swell when wet and shrink when dry. That movement shows up as cracks in the walls above.
  • Stress at openings. Window and door corners concentrate stress, which is why diagonal cracks so often start at a corner.
  • Temperature swings. Big day-to-night temperature changes make the wall expand and contract over and over. See our page on freeze-thaw stucco damage.
  • Impact. Hail, ladders, vehicles and sports equipment can crack or break stucco outright.
  • Original installation. Missing control joints, thin coats or improper curing can leave a wall prone to cracking from day one.

Types of Stucco Cracks and What They Mean

Hairline cracks. These are thin cracks, often in a spiderweb or map pattern, usually in the finish coat. They’re often caused by shrinkage and are usually the simplest to repair. They still deserve attention, because they can wick water into the wall.

Diagonal cracks at windows and doors. These usually point to movement or stress concentration. They can let water reach the framing around the opening, a common leak point.

Horizontal and stair-step cracks. These can signal settling or pressure on the wall. We look at the pattern, check for moisture and tell you whether the crack suggests something beyond the stucco that should be checked.

Wide or growing cracks. A crack you can fit a coin into, or one that keeps getting longer, needs a closer look. Cracks with bulging, crumbling or loose stucco around them often mean water has already gotten behind the surface.

Our Stucco Crack Repair Process

  1. Free written estimate and inspection. We look at each crack, map the pattern and identify the likely cause. Cracks are a common entry point for water, so we use moisture meters and probe testing to check whether moisture has gotten behind the finish.
  2. Clear recommendation. You get a written estimate explaining what we found, what we recommend and why. If a crack only needs a surface repair, we’ll say so.
  3. Prepare the crack. We open the crack to sound material and remove loose or failing stucco, so the repair bonds to solid material instead of sitting on top of the problem.
  4. Repair the damage behind the wall, if any. If testing shows moisture damage, we open the area and replace damaged sheathing as part of the repair before rebuilding the stucco.
  5. Rebuild and blend. We rebuild the stucco in layers and match the texture and color to the surrounding wall as closely as possible.
  6. Final walkthrough. We review the finished repair with you. The work is backed by our Limited Guarantee.

Patching vs. a Lasting Repair

Caulk or a quick skim coat over a crack may look fine for a season, but it rarely lasts. Without addressing the cause, the crack usually comes back, often right beside the patch. Surface patches can also trap water behind them. A lasting repair means finding out why the wall cracked, checking for moisture and rebuilding the area so it moves with the rest of the wall. For broader repairs such as hail damage, holes and full-wall work, see our main stucco repair page.

Is Your Stucco Traditional or Synthetic?

Cracks in traditional cement stucco and in EIFS (synthetic stucco) look similar but are repaired very differently. We confirm which system your home has before recommending a repair. If your home has a synthetic system, see our EIFS and synthetic stucco repair page.

Cracks and Insurance Claims

If hail or a storm cracked your stucco, the damage may be covered by your homeowner’s insurance. We can help you document the damage, including the location and extent of cracks and any moisture found behind them, so you have clear information for your claim.

Areas We Serve

We repair stucco walls throughout Colorado Springs and nearby communities, including Woodland Park, Monument, Falcon, Fountain, Manitou Springs, Pueblo, Peyton and Black Forest.

Stucco Crack Repair FAQs

Are hairline cracks in stucco normal?

Some fine shrinkage cracks are common in stucco. Even so, any crack can let water into the wall, and the freeze-thaw cycles in Colorado Springs can widen them over time. Have them looked at early, while the repair is simpler.

When is a stucco crack serious?

Cracks wider than about a coin’s thickness, cracks that keep growing, and cracks with bulging, crumbling or stained stucco around them need prompt attention. So do diagonal cracks from window and door corners, since those openings are common leak points.

Can you match my existing stucco texture and color?

In most cases we can closely match the texture and color. Older stucco fades with sun exposure, so we’ll talk through what to expect before we start.

Will the crack come back after repair?

Fixing the cause, opening the crack to sound material and rebuilding it properly make a repeat crack far less likely than a surface patch. If the crack points to ongoing movement, we’ll tell you so you can decide on next steps.
