What Is EIFS (Synthetic Stucco)?
EIFS stands for Exterior Insulation and Finish System. It’s often called “synthetic stucco” because, once finished, it looks a lot like traditional stucco. It’s built very differently, though. Traditional stucco is a cement-based plaster applied in several coats over lath. EIFS is a layered system: foam insulation board attached to the wall sheathing, a base coat with embedded reinforcing mesh, and a thin, flexible acrylic finish coat. Many newer systems also include a drainage layer behind the foam so that water that gets in can drain out.
Because the layers are different, EIFS has to be repaired differently. A patch that works on hard-coat stucco can fail on EIFS, and the wrong materials can trap moisture behind the wall. That’s why the first step in any repair is confirming which system is on your building.
Not sure which you have? Press firmly on the wall. EIFS usually sounds hollow and gives slightly, while traditional stucco feels hard and solid. Tapping the wall isn’t a substitute for an inspection, but it’s a useful first clue.

Signs Your EIFS Needs Repair
Colorado Springs weather is tough on exterior walls. Big daily temperature swings, freeze-thaw cycles, intense high-altitude sun and frequent hail all stress synthetic stucco. Learn how freeze-thaw cycles damage stucco in Colorado Springs. Watch for:
- Cracks, especially around windows, doors and corners, or at joints in the foam board. For cracks in traditional cement stucco, see stucco crack repair.
- Impact damage and holes, from hail, ladders, lawn equipment, balls or woodpeckers
- Soft, spongy or bulging areas that give when pressed, a common sign of moisture behind the finish
- Staining or streaks running down from windows, roof lines or light fixtures
- Gaps or failed sealant where the EIFS meets windows, doors, vents or the roof
- Peeling or delaminating finish, or mesh showing through the surface
- Interior clues, like water stains, musty smells or damaged drywall on exterior walls
Small problems are usually easier and less expensive to fix early. Once water gets behind EIFS, it can damage the sheathing and framing without being visible from outside.
Our EIFS Repair Services
EIFS Crack Repair
We find out why the crack formed before we fix it, whether that’s stress at an opening, movement in the substrate or a failed joint. Then we repair the base coat and mesh and refinish the area so the patch blends with the surrounding wall.
Hail & Impact Damage Repair
Hail and impact holes break through the finish and base coat and can crush the foam beneath. We cut out the damaged section, replace the insulation board, rebuild the base coat and mesh, and match the finish texture and color as closely as possible. We can also help you document the damage for your insurance claim.
Moisture Damage Assessment & Repair
Soft spots and stains usually mean water has gotten past the finish. We open the affected area, check the condition of the sheathing behind it, and repair or replace damaged materials before closing the wall back up. We use moisture meters and probe testing to find the extent of the damage, and damaged sheathing is replaced as part of the repair. Water problems in traditional stucco follow a similar process. See stucco water intrusion repair.
Sealant & Joint Repair
Many EIFS leaks start not in the wall itself but at the joints around windows, doors, vents and penetrations. We remove failed sealant and reseal these transitions with materials compatible with EIFS.
Refinishing & Recoating
When the wall is sound but faded, chalky or patched in mismatched colors, a new finish coat can restore a uniform look. We offer EIFS refinishing and elastomeric recoating.
Commercial EIFS Repair
EIFS is common on offices, retail centers, medical buildings and multifamily properties. We repair cracks, impact damage and joints on commercial buildings too. See our commercial stucco services.

EIFS Repair FAQs
EIFS usually feels slightly soft and sounds hollow when tapped, while traditional stucco is hard. You can also look at an exposed edge, such as behind a light fixture, for foam board. The surest answer comes from a professional inspection, which we include with your estimate.
In most cases we can closely match texture and color. Sun exposure fades finishes over time, so some repairs may look better when a larger section, or a full wall, is refinished. We’ll tell you up front what to expect.
It can be. Even small cracks let water get past the finish, and in EIFS that water can reach the sheathing behind the foam. Repairing cracks early is usually much cheaper than repairing hidden moisture damage later.
Yes. Hail can dent or puncture the finish and crush the foam underneath, especially on west- and north-facing walls. After a hailstorm, walk around your home and look for dents, chips and holes.
It depends on how large the damaged area is, whether there’s moisture damage behind it, access (height, scaffolding) and finish matching. We give you a written estimate after we inspect.
